As the economy in Hong Kong is rapidly expanding, in recent years the idea of “Corporate Social Responsibility”, which encourages companies to address social issues such as protecting the environment along with profit making, is gaining value in corporate culture. Swire has long been taking “Social Responsibility” as one of its corporate values, ensuring that at all times the company respects the environment and improves the quality of life of the community. As a result, the company has devoted much green effort in formulating its policies on property management and resources allocation. To achieve its environmental goals, the company has worked closely with various utilities organisations and government departments on a range of energy conservation programmes aimed at reducing energy consumption. Swire Properties has also set up a Sustainable Development Steering Committee made up of representatives from various departments to develop initiatives and to communicate the environmental policies of the Swire Group. 為有效達致環保目標,太古地產更與多個公用事業及政府部門緊密合作,共同研究及實行多項節能計劃及措施,以減少浪費地球資源。當中的措施包括於大廈內盡量使用具能源效益的裝置,如光管及電子鎮流器、可變頻驅動器材及省電的水冷式空氣調節系統等。公司更設有一個由來自不同部門代表組成的可持續發展督導委員會,傳達集團的環保政策及發展可行的環保措施,並專責發展及監督各項節約能源計劃,並不時與其他專業團體進行諮商檢討,發展可行的節能環保措施及改良物業設計。

曼佳美®LED AR111反射燈(LR0110-35H24D)及(LR0115-50H24D)分別只需耗用10W及15W電力,便可提供與35W或50W石英燈的光度及做出同樣的燈光效果,卻節省高達8成電力。而且,由於LED反射燈產生的熱量極低,有助減省商場所需的冷氣電能,進一步提高節能成效,並提供更舒適的購物環境。此外,商場的營運時間長,以往使用壽命僅3,000小時的石英燈,燈膽更換次數頻密,而轉用了壽命長久的LED反射燈(30,000小時),大大減省了更換燈膽的次數及維修成本。此舉無論對減省成本及保護環境方面均有所裨益。

提升能源效益是太古地產一貫的環保承諾,位於九龍塘的大型購物商場 — 又一城便是企業旗下的一個成功例子。為營造理想燈光效果,過往商場一直沿用傳統的石英燈作照明工具,應用於場內天花、電梯、電扶梯底部、洗手間等。然而,石英燈的耗電量高之餘,點亮時更會釋出大量熱力,令冷氣用電提升,未能有效地運用資源。有見及此,商場逐步進行節能措施,採用曼佳美®的LED反射燈取代耗能熾熱的石英燈。

Improving energy efficiency is a long-term commitment of Swire Properties. The lighting retrofit at Festival Walk, one of its prestige shopping malls located above the Kowloon Tong MTR Station, has set an excellent example. In the past, to create good lighting effects, halogen lamps were used as lighting products in the mall. They were used in ceilings, lifts, escalator soffits and even toilets as general lighting. However, the halogens consume a large amount of electricity and generate a lot of heat, elevating the energy consumption on air conditioning. To tackle this problem, Festival Walk has employed the MEGAMAN® eco-lighting solutions to gradually replace the halogens with LED Reflectors.

The MEGAMAN® LED AR111Reflectors (LR0110-35H24D) and (LR0115-50H24D) consume only 10W and 15W electricity respectively to deliver similar brightness with the lighting effects of a 35W or 50W halogen lamp. This translates to an energy-saving of up to 80%. Moreover, these energy savers release far less heat in operation, which leads to further electricity savings on air-conditioning, helping to create a comfortable shopping environment. What’s more, the prolonged lamp life of LED reflector (30,000 hours) minimises the relamping frequency, thereby reducing maintenance costs, making this solution a perfect one for a shopping mall with long operating hours. All these measures contribute to reducing costs and protecting the environment.
